How We Create the List

Welcome to Hawaii Business magazine’s Top 100 Realtors for 2013. This is the only objective ranking of Realtors in the state. The information was compiled using the Multiple Listing Service databases from the Honolulu Board of Realtors, the Realtors Association of Maui and Hawaii Information Services, which manages the MLS data for Hawaii Island and Kauai.

Our research partner, PKF Pacific Hawaii LLP, a tax, audit and advisory firm, compiles the 2012 data and ranks each Realtor by total sales volume in the home resale market for single-family homes and condominiums. Realtors under consideration are then contacted, and their totals are verified. Realtors may dispute discrepancies.

The criteria we use:

• Only MLS transactions in Hawaii are counted.
• Only residential sales are counted; land-only and multifamily sales are not. See a separate list on residential vacant land sales on page 40.
• New-property sales are not included.
• No original or new-development sales are counted.
• Primary listors receive full credit for the transaction; co-listors do not receive credit.
• Each side in a transaction – both the seller’s agent and the buyer’s agent – are credited with the full selling price of a home.
• If a Realtor represents both buyer and seller, that agent is credited with twice the selling price. In such cases, the Realtor would also get credited for two transactions.

Many business models are represented in this list, including discount and fee-for-service real estate agents. We have also included Realtors whose companies conduct business only within a single community and have the exclusive right to operate an office within that community; Hawaii Business included these agents on the list because home sellers and buyers can, and often do, use outside agents for their sales and purchases within these communities.

¡ This 2,153-square-foot, 3-bedroom, 3-bath home on Diamond Head, with separate one-bedroom cottage, sold for $1.785 million in 2012. The home, built in 1952 and remodeled most recently in 2006, features hardwood floors, vaulted ceilings, granite wrap-around countertops and a custom copper hood in the kitchen. Tracy P. Allen of Coldwell Banker Pacific Properties was the listing agent; Bryn Kaufman of Hawaii Homes International – No. 5 on the Top 100 Realtors – represented the buyers.

Top 25 Realtors By Sale

¡ This Koko Kai home with expansive views of Maunalua Bay and Diamond Head sold for $2.305 million in 2012. The 3-bedroom, 3.5-bath home with in-ground swimming pool sits on a level, elevated 11,000-square-foot parcel at the end of a cul-de-sac. Listing agent was Myron N. Kiriu of Prudential Advantage Realty – ranked 2nd on the Top 100 sales list and 1st on the transactions list – and the buyers’ agent was Dolores Bediones of Prudential Locations.

This year, Hawaii Business ranks the state’s top 10 Realtors by vacant land sales, using criteria similar to our Top 100 Realtors. We only counted sales that are identified as residential vacant land sales in the MLS database. We also contacted each Realtor to confirm their total.

We understand that many of the vacant lots on the Neighbor Islands are zoned for agriculture, but we did not include lots zoned for agriculture.

Top Agents for Residential Land Sales

¡ This home designed by Warren Sunnland, called Hale o Ke Kai Hulali, sold for $14.2 million (including furnishings), the highest price paid last year on Hawaii Island. It sits on a 27,235-square-foot property and features lava rock walls, a double-pitched Hawaiian-style roof, salt-water infinity swimming pool, lava shower and courtyard with freshwater pond and streams. The 4-bedroom, 4-bath home has 7,045 square feet under cover, including 5,357 square feet of interior living space. Listing agent was Robert Kildow of Hualalai Realty, No. 1 on our Top 100 Realtors list; the buyers represented themselves, working with Thomas Loratta, another Hualalai Realty agent.
